Mortgage agents/brokers must renew their licenses with the Financial Services Regulatory Authority of Ontario (FSRA) each year

To qualify for your renewal, you MUST have completed the mandatory Ontario Continuing Education (CE) Course for agents. 

You must complete the course through one of our approved providers, 

, before the renewal deadline of March 31, 2024.

Once you have successfully completed the course, please send compliance@gopineapple.com a copy of your certificate.

You will NOT be able to complete your link UNTIL you have successfully completed your CE requirement.

The PMC/Challenge Exam must be completed before renewal in 2024 to maintain your Level 2 status. 

Please be advised that if you do not meet the requirements successfully in the Private Mortgages Course and/or the Challenge Exam and are a Level 2 as of renewal 2023, your license will be downgraded to Level 1 for renewal 2024.

You will maintain your Level 2 status if you successfully meet the requirements.

Pineapple will facilitate the renewal process as per below:


1. Beginning Monday, February 5, 2024, the Pineapple team will send out the renewal emails from the FSRA site as your CE requirement gets completed and registered with FSRA.

The email from the Licensing Compliance Unit <elicence@fsrao.ca> will be sent to the email you registered with FSRA.

The subject line will be "Last Name, First Name, License Number, Pineapple Financial, Mortgage Agent/Broker."

Please complete this link as soon as it's received, providing FSRA with the answers to the required due diligence to renew.

2. Once we receive notification that you've completed the link, we will complete the payment of your license renewal using the credit card we have on file.

The total cost for renewal for Level 2/Broker agents is $883.

If you need to update the credit card on file, please update Pineapple Core as soon as possible with your new credit card information and notify compliance@gopineapple.com once this has been completed. If you have any questions about payment, please contact our team at 

3. Pineapple will complete the final approval and enter your payment information. Your renewal application will go back to FSRA for final approval.

4. You will receive an email from FSRA once your application has been approved and renewed for another year!

Agents who have successfully completed their PMC/Challenge exam NEED to send their certificate to their PB ASAP for their records.

Once this is done, they will need to do the CE re-licensing however, this will reflect the agent level status that FSRA has. Meaning if an agent did the PMC, is a level 2 but did not inform us, they may receive the renewal link as a level 1 agent. If they complete it as a level 1 agent they will be renewed as a Level 1 agent.

Please ensure that you complete the CE requirement for your appropriate level. If you are a Level 1/2 agent you can complete the CE course for Level 1/2's. If you are a broker or a PB please complete the CE requirement for brokers.

For those agents that were renewed into Level 2 at renewal 2023 and are looking to maintain their level 2 status moving into renewal 2024 you MUST have successfully completed the PMC/Challenge exam prior to completing your renewal link.

SO if an agent gets the link to do the CE with the wrong level they need to inform their PB immediately to get this updated.

Submitting Private Mortgage Deals: Guidelines for Level 1 Mortgage Agents

REMINDER: Only Level 2 Mortgage Agents can submit private mortgage deals directly to mortgage lenders, such as mortgage investment companies, syndicates, private individuals, and brokerages.

If you are a Level 1 Mortgage Agent and have conducted a private mortgage through a private lender, you will be flagged by FSRA and could potentially be terminated and lose your mortgage license.

Exam:  In class - proctored on the 15th / Virtual - Can write the exam at your leisure or the end of class Friday proctored electronically and booked through the REMIC portal.

REMIC is offering the Continuing Education course FREE to those agents who registered for the full Private Mortgages Course. You can access the CE Course through your REMIC portal.

The options will include self-study and live webinars. The next session will be hosted on Tuesday the 28th of November, the sign-up up available on their website.

Ontario 2024 Continuing Education online courses are now available for registration.

Agents must complete the 5-hour CE course and Mortgage Brokers must complete the 7-hour CE course to renew their license.

Submitting Private Mortgage Deals: Guidelines for Level 1 Mortgage Agents 

ONLY Level 2 Mortgage Agents can submit private mortgage deals 

directly to mortgage lenders, such as mortgage investment companies, syndicates, private individuals, and brokerages. 

If you are a Level 1 Mortgage Agent, here's what you can do:

Submit your private mortgage deals to the Pineapple Underwriting Center where your file will be assigned to an Underwriter with a Level 2 Mortgage Agent license status. Standard Pineapple underwriting fees will apply.

A Mortgage Agent Level 1 can job shadow a Mortgage Agent Level 2 or Mortgage Broker, for the purposes of training. The new licensing classes are not intended to prevent brokerages from training a Mortgage Agent Level 1 on private mortgages, provided only a Mortgage Agent Level 2 or a Mortgage Broker is accountable to the clients and submits the deal for these private mortgage transactions.

If you are a Mortgage Agent Level 1 and part of a Team, please speak with your Team Leader as they are responsible for covering this information with you.

Pineapple's duty is to ensure that as required by the MBLAA licensees only engage in mortgage brokering activities permitted under their license. Failure to comply with the above rules could lead to letters of warning, non-payment and termination from the brokerage.


As of April 1, 2023, if you are a Mortgage Agent Level 1 and have conducted a private mortgage through a lender that is not approved by Canada Mortgage and Housing Corporation ("CMHC") under the National Housing Act ("NHA") you risk actions by FSRA such as letters of warning, the imposition of license conditions, suspension, revocation, enforcement proceedings seeking administrative monetary penalties, and public warning notices.
